The Mold Inspection Process Typically Follows These Key Steps:

1. Initial Consultation

2. Visual Inspection

The inspector examines areas prone to mold growth (bathrooms, crawling space, attics, kitchens, HVAC systems, etc.). They look for visible mold, water stains, discoloration, or moisture buildup. 4. Air & Surface Sampling (If Necessary)

  • Air Sampling – Collects air samples to detect mold spores and their concentration.
  • Surface Sampling – Swabs or tape lifts are taken from suspected mold areas.

Samples are sent to a lab for analysis to identify mold type and spore levels.


5. Report & Recommendations

The inspector provides a detailed report on findings, including:

  • Mold presence and severity
  • Moisture sources
  • Lab test results (if applicable)


Recommendations may include:

  • Using dehumidifiers or mold-resistant materials

Lab Results Turnaround Time

After collection, samples are sent to an independent laboratory for professional analysis to determine the type and concentration of mold present. Once results are available, we provide a clear interpretation for the homeowner, explaining any identified issues and potential health and safety implications and recommending mitigation or remediation actions if necessary.


Standard mold test results are typically available within 2-3 business days

after the lab receives the samples. Expedited options, including 24-hour processing, are available for an additional fee.
